一、回顧：從啤酒廠到“琶醍”

review: From beer factory to "Party Pier"

珠江啤酒是廣州的城市記憶之一，見(jiàn)證了城市發(fā)展的日新月異，其自身也在尋求轉(zhuǎn)型和升級(jí)之路。十余年來(lái)，通過(guò)參與實(shí)際項(xiàng)目，豎梁社持續(xù)參與了廣州熱火朝天的城市更新、工業(yè)遺產(chǎn)保護(hù)的探索和實(shí)踐。

2009年，為迎接廣州亞運(yùn)會(huì)的舉辦，豎梁社首先對(duì)原珠江輸煤碼頭進(jìn)行改造，以詩(shī)意的地景建筑手段，將商業(yè)酒吧街與文化休閑帶結(jié)合成為新型濱水空間“琶醍”，自此成為廣州夜生活的一張名片，在晨光暮靄中迎來(lái)送往各色時(shí)尚人群。后續(xù)開(kāi)通的水上輕軌直接將站點(diǎn)設(shè)在琶醍內(nèi)部，進(jìn)一步提升了人氣熱度。

ZHUJIANG BEER is one of a local famous and influential bran in Guangzhou, China, and part of the citizens' memory, which witness the city's development， and the enterprise is finding a way to transform and upgrade itself. Through the practical projects like these, CNS has been continuously working to protect and revitalize the industrial heritages in Guangzhou for more than ten years.

Before the Guangzhou Asian Games in 2010, CNS designed and renovated the factory's Coal Transportation plants to "Party Pier", a waterfront bar street along with many cultural-leisure programs, which later became a highlight in Guangzhou's nightlife and attracted fashioned and creative youths. The waterfront Railway brought even more people after the "Party Pier" station was set.

珠江琶醍的設(shè)計(jì)過(guò)程中，遇到幾個(gè)棘手的問(wèn)題：沿珠江有嚴(yán)格的城市風(fēng)貌控制，對(duì)建筑體量比較敏感；珠江啤酒廠仍有大量生產(chǎn)活動(dòng)需要借助水岸運(yùn)輸原料、貨物，切斷了酒吧街的流線；同時(shí)基地下方即是磨碟沙快速路隧道，對(duì)建筑基礎(chǔ)結(jié)構(gòu)也帶來(lái)挑戰(zhàn)。我們通過(guò)“景觀建筑一體化”的連續(xù)折疊結(jié)構(gòu)同時(shí)解決了這些問(wèn)題。建筑體量被呈現(xiàn)為寬闊的草坡，保持對(duì)江景最大程度開(kāi)放的同時(shí)，對(duì)珠江沿岸景色的影響降到最低。生產(chǎn)運(yùn)輸流線被覆蓋在景觀下面，避免了流線交叉。連續(xù)的平面不僅符合商業(yè)布局規(guī)律，也使得建筑可以最大的利用淺基礎(chǔ)。

During the design of "Party Pier", there were strict urban control specifications which restrict the buildings volume, and the Beer Brewery Factory still use the waterfront to transport raw materials and goods at that time, conflicting with the circulation of the bar street; and a tunneled city road passed below the site, making it difficult in foundation structure design. We solved these problems in a single way of "landscape integrated architecture ", a consistent folding structure which made the building volume into natural grass slope, leaving maximum opening to the river view meanwhile minimizing the impact on the scenery along the Pearl River. The factory production and transport circulation were covered under the landscape. The landscape-architecture made the bar street unique in space and experience, but also allows the use of the shallow foundation.

二、珠啤汽機(jī)間改造

Revitalization of The Steam Turbine Factory

在生產(chǎn)功能全部搬遷完畢后，珠江啤酒集團(tuán)希望將整個(gè)原廠址打包轉(zhuǎn)型為“啤酒厰”文創(chuàng)商業(yè)項(xiàng)目，成為廣州的文創(chuàng)新地標(biāo)。對(duì)于區(qū)域內(nèi)留存的紛繁復(fù)雜的老工業(yè)廠房而言，則意味著大量細(xì)致的基礎(chǔ)工作。2018年，豎梁社著手對(duì)園區(qū)內(nèi)最復(fù)雜，也是最有代表性的鍋爐汽機(jī)間及相連機(jī)械設(shè)備（以下簡(jiǎn)稱汽機(jī)間）進(jìn)行更新改造，以滿足珠江啤酒集團(tuán)自用辦公的需求。汽機(jī)間曾經(jīng)是為整個(gè)珠江啤酒廠提供動(dòng)力源的功能模塊，我們希望它也能成為未來(lái)園區(qū)的“動(dòng)力核心”。

After totally relocating the production plants, ZHUJIANG BEER GROUP hopes to turn the old factory site into a commercial-cultural project called "BREWERY", a culture and fashion landmark in Guangzhou. It starts with some detailed basic work on remaining buildings and facilities near the waterfront. In 2018, CNS began to work on the most complex building, the former steam turbine room and its adjacent equipments (later referred to as " turbine factory "), to make into the office building for ZHUJIANG BEER GROUP. Once the turbine factory was a power core that enable the entire factory, Now we hope it become a new "power core" and enable the entire park.

對(duì)城市公共空間精神的貫徹和深化

Implement and deepen the spirit of public space

作為一個(gè)辦公綜合項(xiàng)目，面江部分首先被定義為一個(gè)開(kāi)放空間，設(shè)計(jì)梳理場(chǎng)地，將臨江步行綠道、酒吧街室外平臺(tái)、改造機(jī)械檢修平臺(tái)等巧妙連通，以此為引，延伸到城市，創(chuàng)造多層面的多元體驗(yàn)，形成濱江公共空間在縱深方向和垂直方向的放大，與面向珠江的層層跌落的觀景平臺(tái)連接，大大拓展了公共步行體系的多樣性和趣味性。辦公區(qū)的用戶則可以通過(guò)專門的流線與外界相連，保證方便的同時(shí)不受干擾。

As an office building project, the river side part was defined as an open public space. The waterfront greenway, the outdoor platform, and the mechanical maintenance walkway are combined into a multi-level consistent pedestrian system, introducing different viewpoints and walking experiences in both horizontal and vertical dimension, the riverside public space is greatly enlarged, with diversity in program and outstanding feature in public image.

Other elements in the site are also taken care in a way to preserve the original spirit as much as possible, so the new and the old can have a conversation that tells the change of the city.

"Beer +" City Development Trend Forecast

因?yàn)榈囟蔚奶厥庑?，汽機(jī)間在短期內(nèi)將作為總部辦公使用，但遠(yuǎn)期來(lái)看，又存在向租賃辦公、共享辦公、乃至文化、商業(yè)綜合體轉(zhuǎn)型的可能，或者，是多種業(yè)態(tài)的復(fù)合。因此設(shè)計(jì)中并沒(méi)有以“類型建筑”來(lái)做導(dǎo)向，沒(méi)有把問(wèn)題的范圍局限在一個(gè)建筑設(shè)計(jì)上，而更多的從場(chǎng)地流線、空間體驗(yàn)、視覺(jué)界面的連貫性入手，最終形成“雜糅”的多義性的結(jié)果。

Due to the particularity of the site, the turbine factory will be made into the headquarters office in the short term, but in the long term, there is the possibility of transforming it into leased office, shared office, cultural-commercial complexes, or a mixture of multiple programs. Therefore, the design doesn't aim to be a  "genre building", like they do in most situation. Instead, it starts with the consistency of the public circulation, pedestrian experience, landscape interface, etc, and finally leaded to a result of ambiguity.

工業(yè)遺存的保護(hù)和活用

Preservation and Revitalization of Industrial Heritage

珠啤廠址留存的工業(yè)遺產(chǎn)有明顯的獨(dú)特的風(fēng)貌價(jià)值，但工業(yè)遺產(chǎn)保護(hù)的法規(guī)在我國(guó)仍在起步、探索中，需要采取慎之又慎的態(tài)度。汽機(jī)間原本是一個(gè)跟煤炭、蒸汽、電力打交道的建筑，尺度恢弘但黑暗壓抑，如何在保留工業(yè)空間特質(zhì)的同時(shí)又能轉(zhuǎn)化為令人舒適愉悅的現(xiàn)代辦公空間？設(shè)計(jì)師在進(jìn)行了大量的現(xiàn)場(chǎng)篩查評(píng)估后，為每個(gè)機(jī)器部件制定了利用計(jì)劃，通過(guò)原地維護(hù)、異地保護(hù)、拆除重構(gòu)等方式，創(chuàng)造出一個(gè)個(gè)工業(yè)遺產(chǎn)與現(xiàn)代辦公相互依存的場(chǎng)景。

The industrial heritage preserved at the ZHUJIANG BEER GROUP site has unique style and value, but the protection codes and regulations of industrial heritage are still in the drafting phase so that the practical way of doing it is still an exploration. The turbine factory was originally a building dealing with coal, steam, and electricity, The scale is magnificent but dark and suppressed in a very unfriendly way. How can the industrial characteristics be kept while a comfortable and pleasant environment can be achieved？ After lots of work on site investigating and evaluation, we are able to formulated a utilization plan for each building element, including machine component. Through in-situ maintenance, relocation, demolition and reconstruction, etc., they can blend into the scene of modern office and lifestyle.

我們?cè)噲D尋找最有價(jià)值的工業(yè)記憶，刻錄進(jìn)珠啤的再生基因里，在改造過(guò)程中，不露聲色的進(jìn)行表達(dá)，從而讓人不被打擾地步入這座新舊交織的工業(yè)空間中。

We are trying to find the most particular industrial memory, and write it into the regenerative genes of“Pearl River Brewery”, so that it can be expressed quietly in the revitalization, people can step into this space Intertwined the new and old with a story to be heard.

原有廠房帶有鮮明的工業(yè)建筑的理性，類似古典的美學(xué)特征。我們從原有的工業(yè)遺產(chǎn)—“麥芽筒倉(cāng)”、“煤棚”、“包裝車間”等提取立面靈感，復(fù)原原有水刷石材料，使它們成為整個(gè)園區(qū)的統(tǒng)一特點(diǎn)。保留原有混凝土桁架以及汽機(jī)間建筑原有窗洞的秩序排布，“修舊如舊”，最大限度保留工業(yè)痕跡與記憶。同時(shí)，大面積現(xiàn)代化玻璃窗戶的使用，帶給立面強(qiáng)烈的新舊對(duì)比，體現(xiàn)簡(jiǎn)潔現(xiàn)代風(fēng)格同時(shí)不失工業(yè)文化氣息。

The former building has a distinct industrial style featuring rationality and classical.  Our facade inspirations come from the malt silo， coal store room，warehouses  in the site, the material response the original granitic plaster, they become a feature of the entire project. The original concrete trusses and the orderly arrangement of the windows are maintained, "repair as how it was", to preserve the history traces and memories as much as we can. Meanwhile, modern large-scale glass emphasizes the visual impact between the old and new elements, making a drama on the main building facade facing the city.

設(shè)計(jì)師饒有趣味地將“啤酒泡泡”元素悄悄置入幕墻展示界面，似乎述說(shuō)著，晚風(fēng)依依，不妨來(lái)和珠啤一起“小酌一杯”。 陽(yáng)光下，光影交錯(cuò)，汽機(jī)鍋爐平臺(tái)中保留著交織錯(cuò)落的管道機(jī)械，采用“珠江啤酒”主色調(diào)進(jìn)行“調(diào)和”再生，時(shí)光在這里似乎走得慢一些。

The "beer bubble" element was put into the curtain wall . It seems to invite you to have a cup of beer and live a little. The sun beats down, light and shadow are interlaced, intertwined pipe machinery in the platform crawls in and out, painted in the theme color of the beer history, as if time walks slower here.

未來(lái)，珠啤構(gòu)造的新型城市空間，是以工業(yè)遺存喚醒的城市沃土，承載更多藝術(shù)、文化、生活潮流的生長(zhǎng)，珠江啤酒廠會(huì)持續(xù)的參與城市文化的發(fā)酵和釀造。

In the future, the new urban space will be a fertile soil awakened by industrial heritages and relics, growing more and more art, culture, and life styles. The“Pearl River Brewery” will take part in a cultural fermenting and brewing in the city as it has always do.
