北京UCP恒通國際創(chuàng)新園位于北京市朝陽區(qū)酒仙橋北路9號(hào),占地面積約314.8畝,公共景觀面積約50000平米,方寸實(shí)踐聚焦大工業(yè)遺產(chǎn)活化利用,通過定位、規(guī)劃、建筑、景觀、室內(nèi)、VI和公共藝術(shù)一體化改造更新,打造文創(chuàng)與科技企業(yè)集聚的創(chuàng)新型示范園區(qū)。

Beijing Universal Creative Park is located at No. 9 Jiuxianqiao North Road, Chaoyang District, Beijing, which covers an area of about 314.8 Mu including a public landscape area of about 50000㎡. The SCUN Design Studio focuses on the activation and utilization of large industrial heritage, creates an innovative demonstration park for cultural, creative and scientific and technological enterprises through the integrated transformation and renewal of positioning, planning, architecture, landscape, interior, VI and public art.

大工業(yè)遺存活化利用

Activation and Utilization of Large Industrial Heritage


UCP園區(qū)前身是1987年成立的北京·松下彩色顯象管有限公司廠區(qū),是中國工業(yè)化道路上不可忽視的歷史遺存;隨著城市產(chǎn)業(yè)的調(diào)整升級(jí),廠區(qū)需要完成由單一制造業(yè)到多元化第三產(chǎn)業(yè)的職能轉(zhuǎn)變,達(dá)成新的變革轉(zhuǎn)型。

The predecessor of Universal Creative Park is the factory area of Beijing.Matsushita Color CRT Co.,Ltd. established in 1987, which is a historical relic that cannot be ignored on the road of China’s industrialization. With the adjustment and upgrading of urban industries, the factory needs to complete the functional transformation from a single manufacturing industry to a diversified tertiary industry to achieve new transformation.

資源盤活和再利用是一個(gè)長期的過程,自2011年開始為期8年的持續(xù)跟蹤研究和改造更新,以“文化創(chuàng)新、結(jié)構(gòu)創(chuàng)新、贏利創(chuàng)新”為核心,結(jié)合“多元化產(chǎn)業(yè)結(jié)構(gòu)形態(tài)、分期分步開發(fā)、景觀環(huán)境藝術(shù)化、建筑利用容量平衡”四個(gè)維度,聚焦“工業(yè)遺產(chǎn)整體環(huán)境規(guī)劃、公共空間對(duì)文脈的承繼及遺產(chǎn)價(jià)值的識(shí)別與評(píng)估、單體遺存空間的適應(yīng)性再利用”三點(diǎn)活化策略,打造可持續(xù)性的工業(yè)遺產(chǎn)經(jīng)濟(jì)自循環(huán)系統(tǒng)。同時(shí)結(jié)合UCP園區(qū)運(yùn)營實(shí)時(shí)情況,定期對(duì)園區(qū)內(nèi)現(xiàn)有陳舊資源進(jìn)行盤活利用,最大限度發(fā)揮陳舊資源價(jià)值的效用。

改造更新后的UCP園區(qū),最大限度的保存大空間、低密度的空間特色及原有的工業(yè)風(fēng)貌特色,將大工業(yè)遺存與創(chuàng)新環(huán)境高度融合,是目前北京市面積規(guī)模最大的文化創(chuàng)意產(chǎn)業(yè)園區(qū),2018年成為北京市首批認(rèn)定的“騰籠換鳥”產(chǎn)業(yè)升級(jí)示范園區(qū)。

Revitalizing and reusing resources is a long-term process. Since 2011, there has been an eight-year continuous follow-up research and transformation and renewal, which takes “cultural innovation, structural innovation and profit innovation” as the core, combined with the four dimensions of “diversified industrial structure, phased and step-by-step development, artistic landscape environment and building utilization capacity balance”, focus on the three activation strategies of “overall environmental planning of industrial heritage, the inheritance of context in public space and the identification and evaluation of heritage value, and adaptive reuse of single heritage space”, so as to create a sustainable industrial heritage economic self-circulation system. At the same time, in combination with the real-time operation of Universal Creative Park, the existing obsolete resources in the park shall be revitalized and utilized regularly to maximize the utility of the value of obsolete resources.
The reconstructed and updated Universal Creative Park maximizes the preservation of large space, low-density spatial features and original industrial features, and highly integrates the remains of large industry with the innovation environment. It is currently the largest cultural and Creative Industrial Park in Beijing. In 2018, it became the first batch of ” Vacating Cage to Change Bird ” industrial upgrading demonstration parks recognized by Beijing.

老舊廠區(qū)一體化改造更新

Integrated Transformation and Renewal of Old Factory Area


UCP園區(qū)改造更新最大的特色就是保持了規(guī)劃設(shè)計(jì)的一體化執(zhí)行,通過“策劃定位、概念規(guī)劃、園區(qū)景觀改造設(shè)計(jì)、園區(qū)自營建筑改造設(shè)計(jì)、景觀藝術(shù)介入、門頭外圍形象、導(dǎo)視系統(tǒng)、空間管理手冊”一體化改造更新,全過程的專業(yè)把控,最大限度的保護(hù)和挖掘老舊廠區(qū)原有的價(jià)值。針對(duì)廠區(qū)原有空間結(jié)構(gòu)重新劃分“文化藝術(shù)展覽展示、文化產(chǎn)業(yè)營銷結(jié)算、電影導(dǎo)演創(chuàng)作、國際企業(yè)文化博覽、信息傳媒、綜合配套”六大中心區(qū)域。

The biggest feature of Universal Creative Park reconstruction and renewal is to maintain the integrated implementation of planning design. Through the integrated transformation and renewal of “planning positioning, conceptual planning, park landscape reconstruction design, park self-supporting architecture reconstruction design, landscape art intervention, door peripheral image, guidance system and space management manual”, the whole process is professionally controlled and the original value of the old factories are protected and excavated to the greatest extent. According to the original spatial structure of the factory, the six central areas of “culture and art exhibition, cultural industry marketing settlement, film director creation, international corporate culture expo, information media and comprehensive supporting” are re-divided.

廠區(qū)內(nèi)原建筑多為工業(yè)生產(chǎn)廠房,色調(diào)質(zhì)樸簡約,建筑結(jié)構(gòu)特點(diǎn)鮮明;改造在保持原有建筑結(jié)構(gòu)基礎(chǔ)之上,綜合不同功能定位,升級(jí)街道兩面建筑立面風(fēng)格、門頭形象,以及適配加蓋不同功能性建筑,如結(jié)合原有大型庫房設(shè)計(jì)體育中心、集裝箱設(shè)計(jì)商業(yè)配套、環(huán)保設(shè)施設(shè)計(jì)工業(yè)博物館等,提升園區(qū)整體視覺環(huán)境的同時(shí),保障老舊廠區(qū)建筑利用容量的平衡;綜合原有廠區(qū)管道的裝置形態(tài),搭建雙層裝置建筑與空中廊道,從空間立面提升園區(qū)的藝術(shù)感觀與穿梭體驗(yàn)的場所趣味。

Most of the original buildings in the factory area are industrial production factories, with simple colors and distinctive structural characteristics. On the basis of maintaining the original building structure, the transformation integrates different functional positioning, upgrades the facade style and door head image of buildings on both sides of the street while adapts and adds different functional buildings, for example, the sports center is designed in combination with the original large warehouse, the commercial supporting facilities are designed in combination with containers, and the industrial museum is designed in combination with environmental protection facilities, so as to improve the overall visual environment of the park while ensure the balance of building utilization capacity in the old factory area. Based on the installation form of the original factory pipeline, a double-layer installation building and air corridor are built to improve the artistic sense and shuttle experience of the park from the spatial facade.

公共景觀品質(zhì)已然成為衡量園區(qū)環(huán)境競爭力的重要條件,對(duì)于園區(qū)公共景觀的改造,以用戶視覺感受與空間體驗(yàn)為基礎(chǔ),結(jié)合原有生產(chǎn)設(shè)備進(jìn)行景觀藝術(shù)的創(chuàng)作,打造“無邊界美術(shù)館”的環(huán)境特色,將充滿生機(jī)與影響力日趨廣泛的公共藝術(shù),通過景觀引入環(huán)境,創(chuàng)造沉浸式公共空間環(huán)境氛圍,為環(huán)境帶來充滿參與感、互動(dòng)性的藝術(shù)體驗(yàn)。

The quality of public landscape has become an important condition to measure the environmental competitiveness of the park. For the transformation of public landscape in the park, landscape art is created based on users’ visual experience and spatial experience, combined with the original production equipment, so as to create the environmental characteristics of “Borderless Art Museum”, and introduce public art full of vitality and influence into the environment through landscape, thus to create an immersive public space environmental atmosphere and bring a participatory and interactive artistic experience to the environment.
