豐臺總部基地項目位于豐臺區(qū)南四環(huán)西路,毗鄰科豐橋,處于中關(guān)村豐臺科技園門戶位置,項目總建筑面積約5.7萬平方米,建筑高度約95米,由A、B座兩棟寫字樓及商業(yè)裙樓組成,是北京總部經(jīng)濟區(qū)首個地標(biāo)級商務(wù)辦公綜合體,將打造成為豐臺科技園新地標(biāo)。

Fengtai headquarters base project is located at the West South Fourth Ring Road, Fengtai District, adjacent to Kefeng bridge and at the gateway of Fengtai Science and Technology Park, Zhongguancun. The project has a total construction area of about 57000 square meters and a building height of about 95 meters. It is composed of two office buildings and commercial podium buildings in blocks a and B. It is the first landmark business office complex in Beijing headquarters economic zone and will be built into a new landmark of Fengtai Science and technology park.

緣起

Origin


豐臺總部基地項目位于豐臺區(qū)南四環(huán)西路,毗鄰科豐橋,處于中關(guān)村豐臺科技園門戶位置,項目總建筑面積約5.7萬平方米,建筑高度約95米,由A、B座兩棟寫字樓及商業(yè)裙樓組成,是北京總部經(jīng)濟區(qū)首個地標(biāo)級商務(wù)辦公綜合體,將打造成為豐臺科技園新地標(biāo)。

在新的場地需求之下,需對場地環(huán)境進行提升改造。原有場地植被茂密,頗有城市森林的感覺,但整體空間被綠化堆砌,空間底層部分全部被綠籬占用,留給人使用的空間少之又少,記得剛開始踏勘現(xiàn)場的時候,很多在此辦公的人中午的時候沒有可以休息的地方,只能坐在園區(qū)里面道路的馬路牙子上休息……

Under the new site requirements, the site environment needs to be improved and transformed. The original site has dense vegetation and feels like an urban forest, but the overall space is stacked by greening, and the bottom part of the space is occupied by hedges, leaving little space for people to use. I remember that when I first started to survey the site, many people working here had no place to rest at noon, so they had to sit on the sidewalks of the roads in the park to rest.


改造前:原有植被茂密,頗有城市森林的感覺,但是滿眼的綠籬將人們的活動割裂在了“森林”之外。

策略

Strategy


面對這樣的城市空間更新,我們提出以下四個策略:


1、低成本性:場地原有交通流線、空間結(jié)構(gòu)和上層植被比較好,我們不希望大拆大建,于是保留了場地原有的交通流線、空間結(jié)構(gòu)和上層植被,以一種輕介入和順勢而為的方式構(gòu)建新的場地空間秩序;

We do not want large-scale demolition and construction, so we retain the original traffic flow line, spatial structure and upper vegetation of the site and build a new spatial order of the site in a way of light intervention and following the trend;



2、強化場地特性:場地原來擁有比較好的林蔭氛圍,我們希望強化這種林蔭的特性,讓未來在這里辦公的人能夠最大化程度享受到自然的林蔭氛圍,所以我們幾乎保留了場地上層的所有喬木,并更換了一小部分長勢不好的林蔭效果差的喬木,整體的設(shè)計都圍繞這片林子展開;

2. Strengthen the characteristics of the site: the site originally had a good shade atmosphere. We hope to strengthen this shade atmosphere so that people working here in the future can enjoy the natural shade atmosphere to the greatest extent. Therefore, we have retained almost all the trees on the upper layer of the site and replaced a small number of trees with poor shade effect, The overall design;




3、為場地“瘦身”:原來場地底層90%的空間都是被綠籬填滿,空間的參與性不高,我們要做的就是把底層的綠籬置換成人可以進入的空間,讓空間更通透的同時,強化空間的參與性;

3. "Downsizing" the site: 90% of the space at the bottom of the site was filled with hedges, and the participation of the space was not high. What we need to do is to replace the hedges at the bottom with accessible space, so as to make the space more transparent and strengthen the participation of the space;



4、為場地“加碼”:瘦身后的場地有了更多人們可以體驗的空間,同時,我們考慮不同規(guī)模、不同時段的辦公人群對于室外空間的需求,設(shè)置了大大小小不同的室外客廳,同時增加了一條漫步道,休息時分三五好友可以在一片林蔭之下閑談交流,更大的空間可以滿足人們在室外路演和舉辦會議,漫步道可以提供人們午飯后的遛完交流需求。我們強化了場地的交通路網(wǎng)體系,讓不同方向的人都能很方便的進入到這片林蔭之中。

4. "Overweight" the venue: after slimming down, the venue has more space for people to experience. At the same time, considering the needs of office people of different sizes and different periods for outdoor space, we set up different outdoor living rooms, large and small, and added a walking path. During the rest, three or five friends can chat and communicate in the shade of a tree, The larger space can meet people's needs for road shows and meetings outside the room, and the promenade can provide people with communication after lunch. We have strengthened the traffic network system of the site, so that people from different directions can easily enter the shade.

反思

Reflection


作為新時代語境下的城市更新項目,這是我們的一次實踐,通過這次實踐我們總結(jié)到城市更新的核心目標(biāo)應(yīng)該是城市生活場景的回歸與再生,注重的是生活場景的營造,應(yīng)該是順勢而為的營造,讓場地的歷史特性在新的需求下延續(xù)到未來,融入到新的生活場景中,只有生活本身才是讓空間變得有生命力和可持續(xù)的原動力。

As an urban renewal project in the context of the new era, this is our practice. Through this practice, we conclude that the core goal of urban renewal should be the return and regeneration of urban life scenes, pay attention to the construction of life scenes, and should follow the trend, so that the historical characteristics of the site can continue to the future and integrate into the new life scenes under the new needs, Only life itself is the driving force to make space viable and sustainable.
